It is January and your company is asking for rent receipts. You have been paying rent all year but never collected receipts from your landlord. Now you need 12 months of receipts in the next 3 days or you lose your HRA tax exemption — which could be ₹50,000-2,00,000 depending on your salary and rent.
This is the most common tax-season panic in India. The good news: you can generate proper rent receipts with all required details (landlord name, PAN, address, revenue stamp) in minutes. This guide covers the exact format employers accept, when you need landlord PAN (spoiler: above ₹1 lakh/year), and HRA exemption calculation so you know exactly how much you are saving.

HRA Exemption Calculation — How Much Do You Save?
HRA exemption is the least of these three amounts:
- Actual HRA received from employer
- 50% of Basic salary (metro) or 40% (non-metro)
- Rent paid minus 10% of Basic salary
Example: ₹12 LPA in Mumbai
| Item | Amount |
|---|---|
| Basic Salary | ₹5,00,000/year |
| HRA received | ₹2,00,000/year |
| Rent paid | ₹20,000/month (₹2,40,000/year) |
| Option 1: Actual HRA | ₹2,00,000 |
| Option 2: 50% of Basic (Mumbai) | ₹2,50,000 |
| Option 3: Rent - 10% Basic | ₹2,40,000 - ₹50,000 = ₹1,90,000 |
| HRA Exemption (least) | ₹1,90,000 |
| Tax saved (30% slab) | ₹59,280 |
₹59,280 saved per year — just by submitting rent receipts. Without receipts, this entire HRA becomes taxable. That is why the January receipt panic is so real.
Landlord PAN — When and Why You Need It
- Annual rent ≤ ₹1,00,000: Landlord PAN is not required. Receipts without PAN are accepted.
- Annual rent > ₹1,00,000: Landlord PAN is mandatory. You must submit landlord PAN to your employer along with rent receipts.
- Landlord does not have PAN: Collect a declaration from landlord stating they do not have PAN, with their name and address. Most employers accept this.
- Paying rent to parents: Yes, you can pay rent to parents and claim HRA — provided they declare it as rental income. This is a common and legal tax-saving strategy. Parents in lower tax brackets pay less tax on the rental income than you save on HRA.
The parent rent strategy: If you live with parents, pay them ₹15,000-20,000/month via bank transfer. You claim HRA exemption (save ₹50,000-60,000). They declare rental income (pay ₹0-15,000 tax if in lower bracket). Net family saving: ₹35,000-60,000 per year.
Rent Receipt Mistakes That Get Rejected
- No landlord PAN when rent >₹1 lakh: Instant rejection by employer. Always collect PAN if monthly rent exceeds ₹8,333.
- Mismatch with bank records: If you claim cash rent but your bank shows UPI transfers to landlord, ensure amounts match. IT department cross-checks.
- Same handwriting on all receipts: If generating manually, vary the dates and do not fill all 12 receipts at once in identical handwriting — it looks suspicious.
- Rent exceeds HRA received: You can claim HRA exemption only up to HRA received. Paying ₹30,000 rent when HRA is ₹10,000 does not help much beyond a point.
- Claiming without actual payment: Generating fake receipts without actual rent payment is tax fraud. The IT department can ask for bank statements, rental agreement, or landlord ITR to verify. Penalties include 200% of tax evaded.

Frequently Asked Questions
Do I need rent receipts for HRA exemption?+−
Yes — your employer requires rent receipts to allow HRA exemption. Without them, your entire HRA component becomes taxable. For rent above ₹1 lakh/year, you also need to provide your landlord PAN number.
What if my landlord does not give receipts?+−
You can generate them yourself with all required details and get the landlord to sign them. If the landlord refuses to sign, most employers accept self-signed receipts with a tenant declaration. Bank transfer proof (UPI/NEFT) also serves as evidence of rent payment.
Is landlord PAN mandatory?+−
Only if your annual rent exceeds ₹1,00,000 (monthly rent above ₹8,333). Below this threshold, PAN is not required. If the landlord does not have PAN, collect a written declaration stating so.
Can I pay rent to my parents and claim HRA?+−
Yes — this is completely legal and a common tax-saving strategy. Pay rent via bank transfer to parents, collect receipts, and claim HRA exemption. Your parents must declare this rental income in their ITR. If they are in a lower tax bracket, the family saves significantly overall.
What is the revenue stamp on rent receipts?+−
A ₹1 revenue stamp is required on rent receipts for cash payments above ₹5,000. For bank transfers (UPI, NEFT), revenue stamp is technically not required but many employers still prefer it. Our generator includes the stamp marking.
Can I generate receipts for the full year at once?+−
Yes — our tool lets you select multiple months and generates all receipts in one PDF. Most salaried employees generate all 12 receipts in January when their employer asks for investment proofs.
What if I do not have a rental agreement?+−
A rental agreement is not strictly required for HRA claim — rent receipts are sufficient for most employers. However, having a registered rental agreement strengthens your claim if the IT department ever questions it. For rent above ₹50,000/month, an agreement is strongly recommended.
How much HRA can I claim as exemption?+−
The exemption is the least of: (1) actual HRA received, (2) 50% of Basic salary for metro cities / 40% for non-metro, (3) Rent paid minus 10% of Basic salary. Use our HRA calculator to find your exact exemption amount.
